業務内容
業務パフォーマンス
- SLA/KPIの目標達成
- 施設設備の予防保全の計画通りの実施および総務庶務サービスの計画通りの提供
主要顧客との関係構築
- クライアントとの月次会議の準備と開催
- 満足度調査結果の目標達成
- エンドユーザーからの依頼対応
- 問題発生時はクライアントを招いて会議を開催し、ともに検討することにより課題解決
- 改善提案
スタッフ／チームのマネジメント
- サイトスタッフへの適切な業務割り当て
- 業務やサービス提供が中断しないような体制構築
- 定期的な業務見直しと再割り当てによるモチベーション向上とチーム力強化
- スタッフの貢献を認め活躍できるよう支援する
ベンダー管理
- ベンダー契約の管理
- 一定金額以上または複数サービスカテゴリにまたがる入札／調達の主導
予算と実績の管理
- JLL業務範囲のサービスを予算内で提供
- JLL業務範囲外のサービス／プロジェクトについては、実施するものを適切に選定し、承認された追加予算とJLLスタッフリソース内で提供
安全およびコンプライアンス管理
- スタッフ／チームによる作業が、法令・JLL・クライアントの安全基準を満たしていることを確認
- チームが提供するすべての業務において、法令・JLL・クライアントのポリシー、基準、手順に準拠していることを確認
応募者要件
- ファシリティマネジメントの経験10年以上、うち部下・チームメンバー等の管理経験5年以上
- 自発的に行動し、主体性とやり抜く力を持つ方
- 変化をリードし、他者を鼓舞できるリーダーシップ能力
- チームプレイヤーとして、他者を尊重し協力して目標達成できる方
- 日本語：ネイティブレベル必須、英語：ビジネスレベルであれば尚可

Job Description
Site Lead
Responsible for managing the delivery of all services at the Site including operational performance, relationships with key customers, staff / team management, vendor management, budget / actual spending management, safety management and compliance.
Location: On-site at Client’s Lab/Plant, Seishin, Kobe
Client: International Pharmaceutical Company
Operational performance
- Achieve SLA/KPI score targets
- Deliver PPM and scheduled soft services as planned
Relationships with key customers
- Achieve End-user satisfaction survey score targets
- Handle requests from end-users
- Hold meetings with key customers to discuss/solve any issues
- Propose improvement plans
- Prepare Monthly Meetings with Local Client
- Reporting
Staff / team management
- Assign tasks appropriately to each staff
- Assign tasks to ensure that operations and service delivery are not interrupted.
- Review / Change task assignments periodically to motivate staff, encourage their growth and to improve team capacity.
- Recognize and empower staff
Vendor management
- Manage vendor contracts
- Lead bidding / tender over a certain amount or across multiple service categories
Budget / actual spending management
- Deliver in-scope services within budget
- Select out-of-scope services/projects appropriately and deliver them as agreed within approved additional budget and available resources
Safety and compliance management
- Ensure works performed by staff / team meet safety standards required by regulatory, JLL and Client
- Ensure compliance with required Regulatory, JLL and Client policies, standards and procedures for all aspects of works delivered by team
Candidate Specification
- 10-year experience on Facility Management, and 5-year experience on People management
- Native level in Japanese and business level in English
- Self-motivated, initiative and follow through
- Leadership capability, leading through change, inspire others
- Team player – respect and cooperate well with others to achieve targets
- PC skills at business level
